Which professions get an LMI waiver, and why the limits differ
Lenders Mortgage Insurance is what you pay to borrow above 80% of a property's value, and it can cost $5,000 to $50,000 or more. Many lenders waive it entirely for professionals they treat as low risk. Medical and dental fields tend to reach the highest limits, while most other professions sit a step below. The gap comes down to how stable and how sought-after a lender judges each occupation to be.
Three things decide a waiver: recognition by your profession's registered body (AHPRA, CPA, a practising certificate), an income level that some lenders set (often around $150,000), and each lender's own appetite for your field. Because those settings vary between lenders, the same profession can qualify at one bank and not another. The table below shows where the main professions currently sit.
